Are driveways covered by homeowners insurance?

If a covered peril causes damage to your driveway, your homeowners insurance policy's "other structures coverage" may pay to repair the damage or replace your driveway, up to your policy's limits and minus your deductible. Damage to your driveway caused by a flood, earthquake, or landslide won't be covered by homeowners insurance.

How does homeowners insurance cover driveway damage?

Your homeowners insurance policy may cover sudden and accidental damage to your driveway caused by a covered peril, such as a fire, tornado, windstorm, or hail. For example, if a tree falls on your driveway during a windstorm and cracks it, the cost of repairing or replacing your cracked driveway may be covered by your homeowners insurance policy.

When does homeowners insurance not cover driveway damage?

Standard homeowners insurance policies typically won't cover damage to your driveway from certain natural disasters and perils such as:

Pro tips for protecting your driveway

  • Watch where you park heavy objects

If you rent a large dumpster or storage unit when renovating your home and property, be careful where you put them on your driveway. Consider the most level portion, ideally out of direct sunlight. Hot asphalt may be vulnerable to sagging, cracking, and leaving permanent impressions. Consider placing boards under a dumpster's wheels to distribute its weight more evenly.

Try to avoid parking your car, especially a heavier car such as a large SUV or truck, near the edge of a driveway. The edges may be more susceptible to chipping and cracking under excess pressure.

  • Apply a driveway sealant

Seasonal temperatures can significantly impact your driveway's overall condition. Frost can wreak havoc due to a freeze-thaw cycle. This could lead to a driveway cracking, lifting, or warping. Using sealant can help prevent damage requiring extensive repairs or even replacing the driveway completely.

  • Flush fluids away

Prolonged exposure to fluids can damage asphalt and concrete driveways. Gasoline and other auto-related liquids that drip continually can break down a driveway's composition, leaving you with a series of holes and ruts.
