Dwelling coverage or personal property coverage on a condo policy may cover appliances damaged by a covered peril
A condo association's master insurance policy may cover original interior fixtures if the policy is “all inclusive”
How does condo insurance cover your appliances?
Standard condo insurance policies may cover appliances against theft or damage caused by a covered peril through one of these two coverages:
Dwelling coverage
Built-in appliances like dishwashers, installed microwaves, and wall ovens may be considered part of your unit's interior structure. If they're permanently attached, they may be covered by your HO-6 policy's dwelling coverage.
Example:A burst pipe floods your kitchen, causing water damage to your built-in dishwasher. Because the dishwasher is part of your condo unit's interior structure, dwelling coverage may pay to repair or replace the dishwasher, up to your coverage limit and minus your deductible.
Personal property coverage
Freestanding appliances like refrigerators, countertop microwaves, and standalone washers and dryers, may be treated as belongings. Your HO-6 policy may cover damage to these types of appliances under personal property coverage.
Example:There's a burglary at your condo complex and your high-end espresso machine is stolen. Your condo policy's personal property coverage may pay to replace the espresso machine, up to your coverage limit and minus your deductible.

Does a condo association's master policy cover appliances in your unit?
It depends on the type of master policy your condo association carries:
- All-in (all-inclusive) coverage: May cover original built-in appliances as part of your unit's original interior fixtures.
- Bare walls coverage: Appliances in your unit typically won't be covered, meaning your personal condo insurance policy would apply instead.
Upgrades you've made to your unit also may not be covered by your association’s master policy.
When does condo insurance not cover appliance damage?
Here are some common scenarios that aren't covered by condo insurance:
- Wear and tear: Appliances that fail due to age or gradual breakdown won't be covered. However, a separate home warranty can be purchased to cover your appliances against wear and tear.
- Neglect or poor maintenance: If the appliance is damaged because a known issue wasn't addressed (a slow leak you didn't repair, for instance), condo insurance won't pay for repairs or replacement.
- Pest infestations: Damage caused by termites, rodents, or other pests is excluded.
- Mold or mildew: Appliance damage caused by mold or fungus is typically excluded unless the mold is the result of a covered peril.
- Sewer or drain backup: Standard condo policies won't cover damage to your appliances due to sewer back-up or sump pump overflow. You may be able to add optional water back-up coverage to your condo policy for an additional cost.
- Flooding: HO-6 policies won't cover damage to your appliances from heavy rainfall or storms. A separate flood insurance policy may be needed.
